It’s 9.40 on a Sunday night and there’s water dripping from the light fitting in the hallway. Or the ensuite toilet bubbles every time someone runs the kitchen tap. Or the hot water unit outside is hissing in a way it never has before. In that moment, the hardest part usually isn’t the water. It’s working out whether you need a plumber tonight, at after-hours rates, or whether it can sit until Monday without getting worse.
Some problems can’t wait. A lot can. Knowing which is which saves money, and occasionally a ceiling.
The problems that need someone tonight
Anything where water, sewage or gas is escaping and you can’t stop it is an emergency. That’s the whole test, really. A problem that stops when you turn a tap off usually isn’t one.
Ask any emergency plumber Bulleen residents have rung at midnight and the list looks much the same:
- A burst pipe, whether it’s inside a wall or out in the garden bed. If it’s running and you can’t stop it, it counts.
- Sewage coming back up through the shower or floor waste, especially if it happens every time someone flushes or the washing machine drains. That usually means the main line is blocked, and it won’t fix itself.
- Water through the ceiling, or pooling anywhere near the electrics. Don’t wait on that one.
- The smell of gas inside, or around the meter
- A hot water unit pouring water out continuously, not just the odd drip
Gas is the one to take most seriously. Get everyone outside, leave the light switches alone, and turn the gas off at the meter if you can do it safely. Call 000 if the smell is strong.
What to do before the plumber gets there
Turn the water off at the meter first. In most Bulleen homes it sits near the front boundary, often in a small box behind the fence line, with a handle that turns clockwise. Plenty of people have never touched theirs. Finding it on a sunny Saturday beats hunting for it with a torch in the rain.
Water near electrics? Switch off at the switchboard before going anywhere near it. Then move what you can, get towels down, and take photos. Insurers ask for them, and nobody remembers once the plumber’s arrived and the panic has worn off.
Sewage is a different story. Stop using water anywhere in the house, and that includes the dishwasher and washing machine. With the line blocked, everything you send down has to come back up somewhere, and it’s usually the shower. If the overflow is out in the street or on the nature strip, past your boundary, it’s Yarra Valley Water’s job rather than yours. Ring them instead.

The things that can wait until morning
A dripping tap can wait. So can a slow kitchen sink, a blocked toilet when there’s a second one in the house, or a hot water relief valve that dribbles a little while the unit heats up (that small drip is normal). No hot water at all is miserable on a cold night, but it’s rarely dangerous unless the unit is leaking or you can smell gas.
We’d rather tell someone to wait until the morning than send a van out after hours to replace a tap washer. Any plumber worth calling will say so on the phone.
Why older Bulleen homes tip over faster
A lot of Bulleen went up in the 1960s and 70s. That puts most of the plumbing underneath at around fifty years old. The galvanised steel supply pipes from that era rust from the inside, so there’s not much to see before one finally splits. And the sewer lines are usually clay, joined with mortar, sitting under gardens that have had half a century to get roots into every crack they can find.
None of it fails at random, either. A drain that has been “a bit slow” for a year is very often the early stage of the sewage-in-the-shower call on a wet long weekend. Getting a camera down it on a weekday is a much cheaper conversation.
Plumbing in Bulleen since 1992
Toscano has worked across Melbourne’s north-east for more than three decades, and Bulleen has been home turf for most of that time. Robert Toscano is Vice President of Bulleen Templestowe AFC, so it’s very much the local patch. Find your water meter this week while nothing’s wrong. And when something is escaping that you can’t stop, call 1300 867 226, tell us what you’re seeing, and we’ll tell you straight whether it really needs someone tonight.
